Trivandrum Metro - Land Acquisition & Construction

The Trivandrum Metro project is facing some hurdles with land acquisition. While the total land needed is minimized for stations and flyovers, there are still delays.

  • Land Acquisition: The project requires acquiring land for stations, flyovers, and viaducts. The government is aiming for direct purchases whenever possible to expedite the process. For instance, they've acquired 4.8 acres for stations and another 5.22 acres for flyovers.

  • Construction Progress: Despite the land acquisition challenges, some construction is underway. The first viaduct was finished in June 2023, and the first tunnel is expected to be completed by the end of this year (2024).

The initial target completion date of 2025 has been pushed back to 2027 due to these delays. The final date depends on how quickly land acquisition is resolved and construction progresses.

Trivandrum Metro - Impact on Real Estate

The Trivandrum Metro is expected to be a game-changer for the city's real estate market, bringing both positive and strategic investment opportunities. Here's a breakdown of the potential impact:

  • Increased Property Values and Demand: Areas around metro stations are likely to see a significant rise in property values. Easier commuting, reduced traffic congestion, and improved accessibility will make these locations highly desirable for residents and businesses alike. This will lead to increased demand for housing and commercial properties for sale in Trivandrum.

  • Improved Connectivity and Investment Attraction: The metro will act as a major artery, connecting previously distant parts of the city. This improved connectivity will not only benefit residents but also attract investors to previously underdeveloped areas that suddenly become well-connected.

  • Strategic Investment Areas: Some areas stand to benefit more than others. Places near IT hubs like Technopark, the upcoming Techno City township in Phase IV, and the Kochuveli Railway Station are prime examples. These locations can expect a surge in demand for residential and commercial properties once the metro becomes operational.

Just as proposed for the Kochi Metro System, as they have well maintained the Kochi Water Metro, the first water metro in India, the Thiruvananthapuram metro project is also expected to receive the Monorail.

With the Monorail proposal for the Trivandrum Metro Project, this transit system in Kerala will be embracing the mode of rail transportation a level up along with the uprising real estate market of the city.
