30, January 2026

Ever since the development of the new Expressway, Mysore, the cultural capital of Karnataka, is now on a roll. Once the hub of economic prosperity and seat of power, Mysore now aims to regain the glorious good old days thanks to the latest infrastructural growth.

Under the new Beyond Bangalore scheme, the current Basavaraj Bommai government aims to rope in investments of approximately 1400 crores into the state for various infrastructures. This would also bring about 12000 jobs to the city.

Just like its neighbor, Bangalore, many major tech companies are eyeing Mysore to be the next big thing in IT. Some have already begun leasing workspaces and offices for starting branches.

Once these projects are underway, they will help a lot for the revitalization of Mysore's economy and attract more and more investments. The city is already famous as the cleanest city in the country and also one of the country's best when it comes to the cost of living.

Not just the IT or Tech hubs but also manufacturing and industrial areas like Nanjangud and Thandavapura will benefit from the new city development plans. Mysore's educational centers, especially those near both cities, will further boost the process.

All these together make Mysore a potential real estate hub that is ripe for investments. Many of the top developers and builders have already started setting up various regions for their upcoming projects in Mysore.

Here's a breakdown of recent updates on Mysore's potential as a real estate hub in 2024:

Positive Indicators:

MyRealty-2024 Expo: The recent MyRealty-2024 Expo in Mysore demonstrated strong industry confidence in the city's real estate market. This big property exhibition helped to close the demand-supply imbalance by displaying a diverse selection of residential and commercial properties to potential buyers and investors. The expo's success demonstrates the growing interest in Mysore's real estate sector, which is driven by factors such as infrastructure development and a healthy economy. This positive momentum indicates that Mysore is well-positioned to become a major real estate market in South India.

Commercial Real Estate Growth: Commercial property rates in major Mysore locales such as Devaraja Mohalla and Sayyaji Rao Road remain high due to strong demand. These neighborhoods attract firms looking for prime office space and well-connected locations, with prices ranging from ₹5,000 to ₹10,000 per square foot. This development is consistent with Mysore's rise as a major IT hub and its overall strong economic outlook, making it an attractive market for commercial real estate investors.

Infrastructure Push: Major infrastructure projects, like as the Mysore metro and increasing road networks, are boosting excitement about the city's future. These advances are projected to greatly improve connectivity in Mysore and the adjacent areas. This increased connectedness is likely to stimulate economic activity by making it easier for enterprises to transport goods and people. As a result, these infrastructure improvements may raise demand for property in regions with easy access to new metro lines and highways. This possible increase in demand could result in property appreciation in these areas.

Post-Pandemic Security: The COVID-19 outbreak has certainly shifted many people's priorities, including in the real estate market. Industry experts expect a post-pandemic trend in which real estate is considered as a safe investment. This sense of stability, along with potentially lower financing rates, may encourage investment in residential buildings in Mysore. This trend is expected to be fueled by the growing work-from-home culture, which allows people to choose areas outside of typical business hubs, making Mysore an appealing alternative due to its affordability and pleasant living environment.

Some of the other developement occuring in Mysore under the Mysoer Airport Development shown in Mysore 2031 Master Plan are:

1. Bangalore-Mysore Infrastructure Corridor:

The NICE Corridor or the Bangalore-Mysore Expressway is a private tolled highway that is approximately 117km long, exceptionally connecting Bangalore to Mysore. This super economical corridor will be a major add-on to the Mysore Real Estate bloom.

And with the introduction of the Bangalore-Mysoer Expressway, Mysore is going to be the next real estate hub of South India. The Bangalore-Mysore corridor reduces the travel time from 4 hours to 90 minutes. Not just that, the corridor is going to be the breakthrough between the two major real estate hubs in India, making it one of the most awaited infrastructural developments in Mysore.
