The Goregaon Mulund Link Road is a proposed 12-kilometer arterial road connecting Goregaon in the western suburbs to Mulund in the eastern suburbs of Mumbai.

However what's interesting about this project is that this road includes two twin tunnels passing under the lush Sanjay Gandhi National Park, making it not only a marvel of engineering but also a strategic route bypassing the park’s eco-sensitive zones.

Environmental Impact

However, there has also been a lot of uproar regarding the same. It is estimated that around 1,567 trees will be impacted due to the project. Once the final approval from TA or Trees Authority is released over 513 trees will be cut and 581 will be marked for transplantation. Most of the replanted trees will be within the Aarey colony near the Film City gate itself.

The civic bodies however are devising several plans to minimize the impact and preserve the flora and greenery within the proposed regions in question.

Goregaon Mulund Link Road : Boost to Real Estate

Well, the proposed GMLR is no doubt going to impact heavily in the real estate segment of the financial capital of India.

Goregaon and Mulund had been major areas in the real estate segments of Mumbai, however, due to the connectivity issues, they had developed separately.

Mulund

Mulund was one of the oldest residential sectors of the city, with many major architectural innovations brought about by realtors and developers such as Marathon Realty.

Despite being one of the very first planned suburbs even dubbed as the "Prince of Suburbs" at one point, as the city grew the real estate sector stagnated due to the restricted accessibility towards its western counterpart.

Another point to note is that Mulund was one of the few regions in Mumbai that had an incredible connection to Nature as it was close to the national park which is quite rare in Mumbai.
